What Survey Is Right For Me?
Home Condition Report
Home Survey Level 1
A survey based on a basic visual inspection of the property. The report gives a general opinion about the condition of a property. Recommended for modern properties.

Home Survey Level 2
A survey based on an extensive visual inspection of the property. The report assesses the general condition of the main interior and exterior elements of a property. Recommended for conventional properties which are in reasonable condition.

Home Survey Level 2 + Valuation
A Level 2 survey can also include a reliable assessment of the property’s estimated market value.

Building Survey
Home Survey Level 3
A survey for larger older properties, those that are non-traditional or if you’re planning major works. The most comprehensive report provides you with an in-depth analysis of the property’s condition and includes advice on defects, repairs and maintenance options.

What Should I Expect From My Survey?
HOME SURVEY LEVEL 1
(Condition report)
Suitable when:
– A property is less than 15 years old
– Looks to be in good condition
– You do not need a valuation
What's included / Not-included?
- A report of the building for visible defects which records the condition of the property
- Highlights serious issues and defects with the property
- Potential legal issues identified
- Advice as to repair issues needed
- An overview of the buildings maintenance requirements both short and long term
- Details recommendations made for repairs and further investigations
- Technical advice on the materials, structure and construction of the property
- Photographs of defects (1-5)
- Give an indication of the likely cost of repairs
- Market valuation of the property
- Reinstatement cost assessment for building insurance
HOME SURVEY LEVEL 2
(Homebuyer report)
Suitable when:
– A property is less than 150 years old
– Is of conventional construction
– Has no significant modifications
What's included / Not-included?
- A report of the building for visible defects which records the condition of the property
- Highlights serious issues and defects with the property
- Potential legal issues identified
- Advice as to repair issues needed
- An overview of the buildings maintenance requirements both short and long term
- Details recommendations made for repairs and further investigations

(Building survey)
Suitable when:
– A property is over 100 years old
– Is a Grade II Listed Building
– You suspect hidden defects in the property
– You plan to do major work to the property
– Is large or of non-traditional construction
– Has been extensively extended and altered
– Is in neglected condition

Suitable when:
– A property is over 150 years old
– The property is thatched
– The property is of period timber framed construction
-Is a Grade II* or Grade I Listed Building
– Is large or of non-traditional construction
– Has been extensively extended and altered
– Is in neglected condition
