What is a Matterport Surveys (3D Virtual Property Scans)?
Our Matterport surveys use advanced 3D scanning technology to create a fully interactive digital model of your property. This allows you to virtually “walk through” the building, view spaces from multiple angles and revisit the property at any time after the inspection.
This service complements our RICS Home Surveys by providing a detailed visual record, helping you better understand the layout, condition and key features of the property.

When Can a Matterport Survey Be Undertaken?
Matterport scanning can be carried out alongside:
- RICS Home Survey Level 2
- RICS Home Survey Level 3
- Specific Defect Reports
- Valuation inspections (where appropriate)
It is suitable for most residential properties, including houses, flats and bungalows, provided there is safe and reasonable access to all areas.
Limitations
Whilst Matterport surveys are a valuable enhancement, they do have some limitations:

Visual Tool Only
The scan provides a visual representation and does not replace a professional inspection or technical assessment. -
Access Dependent
Areas that are inaccessible, obstructed or unsafe at the time of inspection (e.g. locked rooms, heavily stored areas, roof voids) may not be captured. -
External & Hidden Elements
The technology is primarily designed for internal spaces and does not assess concealed elements such as structure, insulation, services or defects hidden within the fabric of the building. -
Lighting & Conditions
Image quality may be affected by poor lighting, reflective surfaces or external weather conditions. -
File Hosting & Availability
The model is hosted digitally and availability is subject to platform hosting terms (we will advise on access duration where relevant).
